A handyman had already been up there twice and taped the seam with what looked like HVAC foil tape. It held for about two weeks each time and then started leaking again. By the time we got out there, the insulation board beneath the seam was completely waterlogged, and two sections of decking had started to soften. A repair that should have cost a few hundred dollars turned into a much bigger job because the wrong fix kept getting applied.

Most TPO roof problems are invisible from the ground and even from inside the building until they’re already causing damage. Seams that are starting to lift, flashings that are pulling away, and membranes that are thinning over HVAC units or drains. None of that shows up until it rains.

We recommend a TPO roof inspection at least once a year for commercial buildings in Tampa, ideally before hurricane season in May or June.
