A handyman had already been up there twice and taped the seam with what looked like HVAC foil tape. It held for about two weeks each time and then started leaking again. By the time we got out there, the insulation board beneath the seam was completely waterlogged, and two sections of decking had started to soften. A repair that should have cost a few hundred dollars turned into a much bigger job because the wrong fix kept getting applied.

TPO Roof Repair
TPO membrane fails in predictable ways in Tampa’s climate. Seams are the most common failure point. The membrane expands in the heat and contracts at night, and over time, that movement stresses a seam that wasn’t welded correctly during installation. When a seam opens up, it needs to be properly re-welded with hot-air equipment, not taped over.
Flashings are the second most common problem. Where the TPO membrane wraps around a parapet wall or a rooftop HVAC unit, the termination bar and caulk at the top edge can fail due to UV exposure and thermal movement. We see a lot of this on Tampa commercial buildings that are 7 to 12 years old.

Flat Roof Repair
TPO is the most common flat roofing material in Tampa right now, but it’s not the only one we repair. We also do flat-roof repairs on EPDM rubber roofs, modified bitumen systems, and built-up roofs on older commercial buildings. Each material has its own repair method and each one needs someone who knows the difference.
Flat roofs in Tampa face a specific challenge that sloped roofs don’t. Water sits. Even a roof with a good slope toward the drains can pond in low spots after a heavy rain. That standing water accelerates membrane degradation and pushes into any weak spot it can find. Drainage is part of every flat roof repair assessment we do.

Roof Inspection
Most TPO roof problems are invisible from the ground and even from inside the building until they’re already causing damage. Seams that are starting to lift, flashings that are pulling away, and membranes that are thinning over HVAC units or drains. None of that shows up until it rains.
We recommend a TPO roof inspection at least once a year for commercial buildings in Tampa, ideally before hurricane season in May or June. We walk the entire membrane surface, check every seam and flashing, inspect all penetrations and drain areas, and provide you with a written report with photos. Catching a small seam problem in April costs a lot less than dealing with an interior flood in August.
