TPO Roof Installation in Tampa That Actually Holds Up in the Florida Heat

We got a call from a property manager in Westshore a couple of summers ago. She had a 15,000-square-foot retail building with a dark-surface roof that had been baking in the Tampa sun for about 12 years. Her AC units were running constantly, and her tenants kept complaining that the building was still hot. The roof itself wasn’t leaking, but it was done. She asked us what we’d do.

We put a white 60-mil TPO roof on that building. Her cooling costs dropped, and nobody complained about the heat anymore. When you install a TPO roof correctly for a Tampa building, you achieve such results.

We’ve been installing TPO roofs in Tampa since the material became the standard for commercial flat roofs. We understand the effective and ineffective methods in this area, as well as the impact of the Tampa climate on roofs not designed for it.

TPO Roof Installation

TPO stands for thermoplastic polyolefin. That’s the technical name, but here’s what it means for your building: it’s a single-ply white membrane that reflects sunlight, resists UV damage, and withstands ponding water. For Tampa, that’s about as close to a perfect flat roof material as you’re going to find.

When we do a TPO roof installation, we start by stripping back to the deck if needed, checking for soft spots and rot, fixing drainage issues, and then laying the insulation and membrane correctly. The seams are hot-air welded, which makes them stronger than the membrane itself when done right. Improper seaming is the root cause of many TPO failures we encounter in buildings we are called to repair. Cold-welded seams, seams done in the rain, seams that weren’t fully fused. We don’t cut those corners.

Flat Roof Installation

TPO is our most recommended material for flat-roof installations in Tampa, but it’s not the only option we offer. Every building is a little different, and occasionally a different system makes more sense. Before we recommend a roof, we’ll consider its slope, drainage, substrate, budget, and how long you plan to own the building.

What we won’t do is recommend whatever has the biggest margin for us. Our crew has been installing flat roofs in this area for a long time, and our reputation is built on giving people the right answer, not the easy sale. A lot of our work comes from referrals and repeat clients. That doesn’t happen if we put the wrong roof on someone’s building.

Commercial Roofing

Most of our TPO work is commercial roofing. We work with property managers, building owners, general contractors, and facilities directors. Commercial roofing is different from residential work. The scale is bigger, the scheduling demands are real, and the consequences of getting it wrong are bigger too.

We understand that your tenants can’t be disrupted for a week. We plan our installs to minimize noise during business hours when possible, work in sections on occupied buildings, and keep the job site clean and safe. We also pull permits, carry proper insurance, and provide warranty documentation that your property records will need.

EPDM Roofing

EPDM rubber roofing is still a solid option for certain buildings. It’s been around for 50 years, and when it’s installed correctly, it lasts. We install fully adhered EPDM systems in buildings where TPO makes less sense.

One thing we’re upfront about: EPDM is typically black, which means it absorbs heat. In Tampa, that’s worth thinking about. For some buildings, it’s fine. For others, especially those where cooling costs are already a problem, a white TPO membrane makes more sense. We’ll walk through the tradeoffs with you so you can make the right call.

EPDM is also excellent for buildings with complicated roof geometry. It’s flexible, it cuts and seams well around penetrations and corners, and it can outlast some TPO installations on the right building type. We won’t steer you away from it just because TPO is more common right now.

Flat Roof Repair

Not every call we receive requires a full roof replacement. Sometimes a TPO roof is in good shape overall but has a seam that’s opened up, flashing that’s pulled away from a wall, or a cracked drain. We do flat roof repair throughout the Tampa area and can usually respond quickly to active leaks.

Some of the repairs we undertake are on roofs that were incorrectly installed by another contractor. We see a lot of that. Seams that weren’t welded properly. The flashings were not turned up high enough. Drains that were cut too small. These are installation errors that show up as leaks a year or two after the job.

When we do a flat roof repair, we identify the actual source of the leak, not just the wet spot on your ceiling. Water travels across a flat roof, and where it enters the building is often offset from the membrane failure. We trace it back to the root cause and fix it.

Roof Coating

If your TPO roof is aging but structurally sound, a roof coating can restore its reflectivity and waterproofing without the cost of a full replacement. We apply silicone and elastomeric coatings over existing TPO and other membrane roofs.

A coating won’t save a roof that has major structural or drainage problems. However, if the roof has a solid structure and is simply showing signs of wear, it can extend its lifespan by 10 to 15 years. First, we’ll conduct an inspection and provide you with a straightforward assessment of whether coating is a viable option or if replacement would be a more prudent investment.

White silicone coatings work especially well in Tampa because of the year-round sun exposure. They reflect heat, they’re seamless when applied correctly, and they hold up well in our heavy rain season. Some building owners see real reductions in cooling costs after application.

Roof Inspection

We do roof inspections for building owners, buyers, and property managers. Getting your flat roof inspected before hurricane season is a wise decision. We’ve seen buildings in the Carrollwood area and out in Brandon with issues that were completely invisible from the ground but were one good storm away from a major interior flood.

A flat roof inspection from us includes a complete walk of the membrane surface, checking all seams and flashings, inspecting drains and gutters, and examining any penetrations, such as HVAC curbs, vents, or skylights. Those penetration points are where most leaks start.
