Flat Roof Installation in Tampa That Holds Up to Florida Weather

A few years back, we got a call from a warehouse owner over in Ybor City. His flat roof had been leaking for two weeks, and three other roofers had already patched it twice. The patches kept failing. That call is pretty typical for us. When a flat roof in Tampa starts giving people problems, we’re usually the last call they make—because after us, they don’t need to call anyone else.

We do flat roof installation in Tampa for commercial buildings, warehouses, apartment complexes, and flat-roof homes. Our crew has been doing this job since 1996, and we know exactly what Tampa’s heat, humidity, and storm season do to a flat roof that wasn’t built right.

Flat Roof Installation

Flat Roof Installation

Most flat roofs fail for the same reasons. Wrong materials for the climate. Poor drainage design. Installers who don’t know what 90 degrees and 100% humidity do to a membrane over time. Tampa is not the same as installing a flat roof in Ohio, and we treat it differently.

When we do a flat roof installation, we start with a full inspection of the decking, drain locations, and any existing issues. We don’t just throw a new layer on top of a bad surface. That shortcut is why so many building owners end up calling us after another contractor has already tried.

We install flat roofs on commercial buildings throughout Tampa Bay, including Channelside, Westshore, South Tampa, Brandon, and the Carrollwood area. Warehouse? Retail strip? Five-unit rental property? We’ve done them all.

TPO Roofing

TPO roofing is what we recommend for most flat roofs in the Tampa area. It reflects heat, which is a big deal when your building is sitting in direct sun from March through October. A white TPO membrane can lower your cooling costs noticeably compared to older dark-surface systems.

TPO also holds up well against UV exposure and is resistant to ponding water, which is a real concern with Florida’s heavy rain seasons. We use 60-mil TPO membrane on most of our commercial jobs because it’s thicker and lasts longer. Some contractors go thinner to save money. We don’t.

We’ve installed TPO roofing on buildings from Ybor City all the way out to Temple Terrace and down to Riverview. If you have a flat or low-slope roof and it needs replacing, TPO is probably the best option for your building and your energy bill.

EPDM Roofing

EPDM rubber roofing has been around for decades, and there’s a good reason it’s still used. It’s flexible, durable, and handles temperature swings really well. For certain building types, it’s still a solid choice.

We install fully adhered EPDM systems that offer better wind resistance than mechanically fastened systems. In a place like Tampa, where we get serious storm activity, that matters. A properly installed EPDM roof can last 20–30 years when properly installed and maintained.

We’ll tell you honestly if EPDM makes more sense for your building than TPO. Our goal is to put the right roof on your building, not the one with the biggest markup.

Flat Roof Repair

Not every flat roof problem needs a full replacement. Sometimes the membrane is mostly intact, but you’ve got a seam that’s pulling apart, a drain that’s backing up, or a small section where water is getting under the surface. We can fix those problems without selling you a whole new roof.

After a big storm rolls through Tampa Bay, we get a lot of calls from building owners who woke up to water inside. If you’ve got an active leak, we can usually get someone out the same day or the next morning. We cover Seminole Heights, Hyde Park, Davis Islands, Westshore, and everywhere in between.

The tricky part with flat roof repair is figuring out where the water is actually coming from. It’s not always directly above the wet spot inside. Our guys know how to trace a leak back to the real source so the repair actually holds.

Commercial Roofing

Most of our flat roof work is commercial. We work with property managers, building owners, and facilities teams throughout Tampa Bay. We recognize the importance of scheduling a commercial roof job with minimal disruption to your tenants or operations.

We’ve completed commercial roofing projects for office buildings, industrial warehouses, retail centers, restaurants, and apartment complexes. Our crews are experienced, licensed, and insured. We carry all the necessary paperwork and pull permits when required.

If you manage multiple properties in the Tampa area, we can set up a maintenance schedule and priority response for your portfolio. A lot of our commercial clients have been with us for years because we show up, do the work, and don’t disappear when there’s a warranty issue.

Roof Coating

If your flat roof is structurally sound but showing its age, a roof coating can buy you another 10 to 15 years at a fraction of the cost of full replacement. We apply elastomeric and silicone coatings that seal the surface, reflect heat, and restore waterproofing.

Roof coatings work really well on TPO and modified bitumen roofs that have good bones but are starting to get porous or show minor cracking. We’ll inspect your roof first and tell you honestly if coating makes sense or if the underlying problems are too far gone for a coating to fix.

In Tampa’s sun, a reflective coating also makes a real difference in how much heat enters your building. Some of our clients see measurable drops in their electric bills after we apply a white reflective coating. That’s a benefit that pays for itself over time.

Roof Inspection

We do flat roof inspections for building owners, buyers, and property managers. If you’re about to purchase a commercial building in Tampa with a flat roof, you want someone on that roof who knows what to look for.

Many problems with flat roofs aren’t visible from the ground. Blistering, ponding damage, failed flashings, and deteriorating seams can all be present on a roof that looks fine from the parking lot. We get up there, walk it, and give you a straight assessment.

We also recommend inspections twice a year in Tampa, typically before hurricane season in May or June and again in October after storm season winds down. Catching a small issue in the spring beats dealing with an emergency leak in August.

Emergency Roof Repair

Tampa gets hit. That’s just the reality of living and doing business here. When a storm damages your flat roof, we offer emergency repair services to protect your building and contents while a permanent fix is scheduled.

We’ve responded to emergency calls all over Hillsborough County after storms roll through. We tarped and secured the roof of a warehouse in the Westshore industrial area less than four hours after a line of severe thunderstorms passed through. We know what we’re doing in these situations.

If you have an active roof emergency, call us directly. Don’t wait to see if the leak gets worse. Water damage compounds fast, especially in Florida’s humidity. The sooner you seal the opening, the less damage you’ll have to deal with inside.
