When to repair or replace your roof?

Roof damage can show up at anytime, either due to extreme weather, or the fact that your roof is old. It’s important to understand when it is ideal to replace your roof and also when it’s best to just repair it. Here are some of the things to take into consideration.

How old is your roof?

Usually if the roof is more than 15-20 years old, it’s a great idea to replace it. Of course, some types or roofing can go upwards of 30 years, so it does depend on your roof type more often than not. Generally, if you see that the roof is sagging, there are granules in the gutter or the shingles are buckling (or missing), then it’s a good idea to replace your roof. If the damage is not that significant, it’s ok to repair your roof, as you will save quite a bit of money.

How long do you plan on staying there?

If you’re looking to sell the property anytime soon, it doesn’t make sense to replace the entire roof. You are much better off with repairs, since they are less expensive. In turn, you will make a much better profit upon selling, and the buyer can replace the roof if they want to.

What budget are you working with?

What you will notice about roof replacements is that they can cost thousands of dollars. Repairing a roof and patching it up ends up being a lot less expensive, and that’s what makes it such a good option. You are still obtaining a very good return on investment, without having to spend a significant amount of money.

Is your roof’s architectural integrity good or not?

If it’s good, then you don’t really have to think about any replacement. You are much better off doing repairs and not having to worry about any other problems. However, if the roof doesn’t have a very good architectural integrity, you should consider a full replacement. It might not seem like a whole lot at first, but the last thing you want is to replace a bad roof. Replacing it will bring in a much better result in the long run.

You are pressed by time

Replacing your roof requires a lot of time and planning. This is not a solution that you can count on right away. It does take quite a lot of time to do it right, so in case you are pressed by time, you are much better off handling this via repairs. You can still prolong the life of your roof, without having to take off days from work for example.

As you can see, there are different criteria to focus on when it comes to replacing or changing your roof. The best thing that you can do is to avoid any rush and assess which option gives you the better results. At the end of the day, replacing your roof is always worth it, but if you are short on time, money or just need to patch a few things, a roof repair can be a great idea as well.
